Terms & Conditions of Our Services

Rebate – A rebate is a portion of the commission we earn from the apartment companies. This rebate is returned to you as a thank you for using VLTN Living Locators to find your next apartment. We can only do this if you list us as your referral on the guest card and application. 

Commission – Our service is free to you because the apartment companies pay us a commission of anywhere from 25 to 100% of one month’s rent for referring you to them. 

Apartment Company / Complex – These are the apartment complexes that we refer you to based on your search criteria. They in turn pay us a commission when you sign a lease and list us as the referral on the guest card and application.

Expected Use of our Website and Services – Our service is free to you. Once you submit a search criteria request we will contact you within 24 hours with a list of apartments that meet those criteria. It is important that you provide accurate contact information so that we can contact you regarding any questions or suggestions about your search criteria. If we do not hear from you after three attempts, we will close your file. 

Privacy Policy – The information that you submit on our website, or via email or phone, may be used in to contact you about real estate services or other services and/or products offered by VLTN Living Locators. We do not share or sell your personal information. We do not contact apartment companies on your behalf.

Rebate Details – We will pay a rebate to clients in the amount of $50 for listing our agent’s name and VLTN Living Locators on the referral section of your apartment guest card and the application. This rebate will be paid once we receive our commission from the apartment company, which is usually within 30 to 90 days after your move-in date. Some apartment companies have different policies and timelines. You must sign a minimum of a 12-month lease in order to qualify for the rebate amount. Many apartment companies will not pay a commission for a lease under 12 months so we cannot guarantee any rebate for leases of less than 12 months. If you move from one complex to another that are both managed or owned by the same company, we cannot guarantee a rebate, as many companies will not pay a commission when clients move from one of their properties to another. If you break your lease agreement or if you are evicted we will not pay a rebate. 

Our service is limited to providing you with a list of apartment companies and complexes that fit your search criteria, answering any questions you may have about those companies or Houston in general, and paying you a rebate check if you comply with all of the previously mentioned terms. We are not liable for any disagreements or disputes you may have with any apartment company or complex that we recommend. You must make your own decision about what property to lease, regardless of any information you may get from our search list or agents.

Apartment pricing and availability are subject to change at any time and we are not liable for any discrepancies that may appear on our search results or the apartment company websites. We follow all rules and guidelines of the Texas Real Estate Commission when dealing with clients, apartment companies, and other parties.
